Talk with others who have been landlords in the past. When you do this you will be able to get a lot of information on the industry. Cedar Cities Real Estate market is cranking up early this year. Traditionally we have slowed down much more then we did this winter which leads me to believe that we are going to see a really big spring. I will be interested to see how much higher prices will go. We are still quite a big lower in price then St. George and many people find our climate much better. It is a trade off, the question you have to ask is do you want a 115 degrees in the summer or light snow in the winter. If you dont care about a little snow then Cedar City is the place for you. Currently our prices are 28% lower then St. George so that make it even more attractive. Well I need to get back to work so I am going to just leave ya with those thoughts. The market is still going strong. We are still seeing really good gains in home values around the valley. We still have an abundance of investors moving there money from St. George and Las Vegas into our valley. With this giant shift of capital we are seeing great oppertunities for investors to make a substancial amount of money. Also many people are predicting that this spring will be our biggest spring yet. This wouldn't surprise me one bit considering what a strong winter we have had.&lt;br /&gt;So what should you invest in? Well I still believe that 1/2 acre lots in Enoch and West Cedar City are going to get you some good gains in a very short period of time. Right now we have quite a few lots avalible for people to build on but once spring hits and the weather makes it condusive to building the lot supply will dry up and the value of lots will increase. This is why I think you should be buying lots if you have the money to.&lt;br /&gt;I really dont have the time to go into any more investment right now as I have a couple of appointments today but I will be back soon to update the blog and include a few more investments. First I would like to address this notion of the bubble bursting. While it sounds dramatic in reality it will be more like a balloon slowly deflating if it happens at all. I tend to think that Cedar City Real Estate will be protected because we are experiencing a high growth rate that will sustain the prices. Of course it will have to slow down but that is a good thing. Slowing down is a far cry from the bubble bursting. Cedar City is already about 30% lower then St. George prices. That combined with the fact that most of the people buying new homes in Cedar City are paying with cash I think will protect Cedar City. Ok enough of the Doom and Gloom. Lets get to the fun stuff.&lt;br /&gt;&lt;br /&gt;The first development property I wanted to show is a big one. It is 70 Acres of Prime High Density acreage. It is already zoned for 24 units per acre. It is ideally located in Fiddlers Canyon so it would make for a great Upscale Apartment or Upscale Condo complex. These are both things Cedar City is in Desperate need of. In fact if someone wanted to do high quality condos with upgraded appliances for around 250k-300k in a gated type community I believe I would have them sold out before they completed them. This property being that it is located in the prestigious Fiddlers Canyon area would be ideal for this.&lt;br /&gt;&lt;br /&gt;The Second property I have found that would be a steal for a developer would be the Hunters Glenn Subdivision. It is already plated and approved for 275 .25 acre lots. The seller wants to gross around 11 million but would be willing to look at all offers. $40,000 dollars for a paper lot then add around 20-25k for improvements for a total of about $65,000 dollars per lot. Across the street in Equestrian Point selling .25 acre lots for close to $100,000 dollars a per .25 acre lot. So you see the potential to make a lot of money is still there.&lt;br /&gt;&lt;br /&gt;The last property is more for the lower end investor. On 95 North 700 West (across the street from SUU and the LDS institute building there is a home for sale for $219,000. It is currently 3 bedrooms 1 bathroom with a half finished basement. It could easily be converted into a 5 bedroom 2 bathroom income property. Currently in Cedar City the average room rent is 300 dollars per room + utilities. So if you bought this for 215ish and put another 25,000 dollars into finishing the basement with a bathroom and converting the second family room into 2 or 3 good sized rooms you could easily obtain a positive cash flow. I created this blog because many people call my office looking for property in Cedar City to invest in. I have helped many of these people earn hundreds of thousands of dollars following my investment advice. Most of my clients are coming from Las Vegas and Southern California and looking to invest or retire in the Cedar City Area. What I do is find my investors properties that are below current market value and I also help my investors see the potential in some investments that they would have overlooked or not thought of. I do the work for my investors so that they don't have to. I have compiled a few current listings that will make an investor money if they wish spend the money. Here are a few examples of property that is on the market waiting for an investor to snatch up and make money on.&lt;br /&gt;&lt;br /&gt;.41 Acre lot in Enoch Utah. CC&amp;amp;R's, Block Wall, Curb Gutter Sidewalk, All utilities.&lt;br /&gt;Why do I believe this is a great investment? First of all its under priced. Lots in this exact neighborhood are selling for 82,000-90,000 dollars? Secondly the Subdivision just recorded and no homes have been built, as soon as some owners in the subdivision start to build homes people will see this as an upper-class subdivision and build there own home in the area increasing the value. Another reason this is a great property is the fact that a new school and LDS church are being built in the area. This has historically shown to raise property values significantly.&lt;br /&gt;&lt;br /&gt;Property Number 2- 3 4-Plex Apartments in Milford Utah. They will sell for 199,000 Each or discounted if you buy all 3. These are cash flow properties and will make you a positive cash flow each month. Add to this the fact that you can write of the 4 plexes over 29 years instead of 40 with larger complexes and the tax advantages are amazing. They already have an onsite property manager but you should be warned that if you do not want to deal with people then this investment is probably not for you.&lt;br /&gt;&lt;br /&gt;Property Number 3- 20 acres West of Cedar Cedar City. This property is located along comstock road. It is currently a dirt road but the city has future plans of making it into a belt way for Cedar City. The City is doing this because a company from Canada just bought the Iron Mine and are beginning to mine it again. To avoid the Diesels driving through town they are paving Comstock Road and building an off-ramp on I-15 to control this traffic. This will make this prime property in 3-5 years. This property is not for the impatient invest though.&lt;br /&gt;&lt;br /&gt;So basically this is what I'm doing in Cedar City for investors that come into my office. I am showing them the properties in the area that are good investments. Now you might as why I am not doing this for myself and the answer is simple. I am. I am also only 25 and just finished college and don't have a lot of capital for my own investments.
