Welcome To The Cedar City Investing Blog

Hi,
My name is Sam Dodd and I am a Real Estate agent at Prudential Cedar City Realty. I created this blog because many people call my office looking for property in Cedar City to invest in. I have helped many of these people earn hundreds of thousands of dollars following my investment advice. Most of my clients are coming from Las Vegas and Southern California and looking to invest or retire in the Cedar City Area. What I do is find my investors properties that are below current market value and I also help my investors see the potential in some investments that they would have overlooked or not thought of. I do the work for my investors so that they don't have to. I have compiled a few current listings that will make an investor money if they wish spend the money. Here are a few examples of property that is on the market waiting for an investor to snatch up and make money on.

.41 Acre lot in Enoch Utah. CC&R's, Block Wall, Curb Gutter Sidewalk, All utilities.
Why do I believe this is a great investment? First of all its under priced. Lots in this exact neighborhood are selling for 82,000-90,000 dollars? Secondly the Subdivision just recorded and no homes have been built, as soon as some owners in the subdivision start to build homes people will see this as an upper-class subdivision and build there own home in the area increasing the value. Another reason this is a great property is the fact that a new school and LDS church are being built in the area. This has historically shown to raise property values significantly.

Property Number 2- 3 4-Plex Apartments in Milford Utah. They will sell for 199,000 Each or discounted if you buy all 3. These are cash flow properties and will make you a positive cash flow each month. Add to this the fact that you can write of the 4 plexes over 29 years instead of 40 with larger complexes and the tax advantages are amazing. They already have an onsite property manager but you should be warned that if you do not want to deal with people then this investment is probably not for you.

Property Number 3- 20 acres West of Cedar Cedar City. This property is located along comstock road. It is currently a dirt road but the city has future plans of making it into a belt way for Cedar City. The City is doing this because a company from Canada just bought the Iron Mine and are beginning to mine it again. To avoid the Diesels driving through town they are paving Comstock Road and building an off-ramp on I-15 to control this traffic. This will make this prime property in 3-5 years. This property is not for the impatient invest though.

So basically this is what I'm doing in Cedar City for investors that come into my office. I am showing them the properties in the area that are good investments. Now you might as why I am not doing this for myself and the answer is simple. I am. I am also only 25 and just finished college and don't have a lot of capital for my own investments.
